Case Study — Duplex Prototype Khobar 2024

Residential Duplex Prototype — Khobar (2024)

A modern duplex prototype developed as a repeatable model for a residential community.

Project snapshot

• Type: Residential (duplex prototype)
• Location: Khobar, Eastern Province
• Area: 450 sqm
• Design timeline: ~6–8 weeks
• Primary services: Space planning + concept direction + materials selection + 3D visualization

Goals (the brief)

• Design one prototype unit that can be replicated across multiple homes
• Keep the model functional and flexible (not overly specific to one family)
• Maintain a calm, modern look that stays relevant over time

Key challenge

When a design is repeated at scale, small inconsistencies become big problems. The prototype needed:

• clear layout logic,
• a consistent material language,
• and “rules” that contractors can follow.

Design direction

Modern Repetitive Living
A quiet, contemporary interior language designed for consistency and clarity.

Key decisions

1) Repeatable planning system

• Defined zoning and circulation logic that stays consistent across units
• Reduced “one-off” elements that complicate execution

2) Calm palette + durable finishes

• Light neutral base with subtle textures
• Durable materials suitable for repeated builds
• Simple detailing that reads premium without being delicate

3) Visual guidance for replication

• 3D renders used to align stakeholders on a repeatable standard

Deliverables provided

• Layout system + planning logic
• Material direction + key finish notes
• 3D renders for key zones to guide replication

Outcome

A well-defined prototype that balances practicality with a premium modern look — ready for consistent implementation across a community.
